    The Checklist:

    • Property Basics: Year built, heated square footage, and a list of included appliances (Washer/Dryer, Stove, etc.).

    • Legal Description: This can be obtained from your property tax bill or on your county's property appraiser website. You can find instructions on how to obtain it at: [Find My Legal Description]

    • Lease Financials: Monthly rent amount, security deposit, and any non-refundable pet fees.

    • Tenant Requirements: Your minimum credit score, income requirements (e.g., 3x rent), and pet policy.

    • HOA/Condo Info: If applicable, the association’s monthly fee, contact info, and their specific application turnaround time.

    • Photos: Up to 25 quality images of the interior and exterior (JPEG or PNG).

    • Move-In Date: The exact date the property will be vacant and ready for a tenant.

    • Payment: Method of Payment.

    Important: The "Public Remarks" section of the MLS is strictly for describing the physical features and amenities of the property. Per Stellar MLS rules and Federal Fair Housing laws, the following are PROHIBITED and will be removed:

    •  No Contact Information: You may not include phone numbers, email addresses, names, or website links (URLs).
    • No Showing Instructions: Do not include gate codes, lockbox codes, or instructions like "Call owner for entry." These belong in the Private Remarks section.
    • No Branding: Do not mention company names or "Florida Flex Realty."
    • No Financial References: Do not mention commissions, bonuses, or "No application fee."

    Fair Housing Compliance: You must describe the property, not the people. We will automatically reject and edit any remarks that indicate a preference or limitation based on race, religion, sex, disability, or familial status.

    •  Forbidden Phrases: "Perfect for a single person," "Adults only," "No kids," "Quiet tenants only," or "Near [specific church/temple]."

    • OWNERSHIP RIGHTS: You certify that you own the copyright to these photos (you took them yourself) or you have a written license from the photographer to use them on the MLS. Using photos from a previous listing or Google Maps is strictly prohibited.
    • ACCURACY: Photos must represent a true and accurate picture of the property. You may not digitally remove negative elements (like power lines or holes in walls).
    • FIRST PHOTO RULE: The first photo must be a front exterior shot of the home (unless it is a high-rise condo or has a water view).
