Rental Liaison Service Agreement
This agreement is entered into between {name} [Subscriber's Full Name] (referred to as "the Subscriber") and Rooted in Yard (referred to as "the Liaison"), and outlines the terms of the rental liaison service being provided.
1. Nature of Service
The Liaison operates a rental liaison service that connects prospective tenants with landlords in Jamaica who have furnished properties available for extended stays. This is strictly a connection and introduction service. The Liaison is not a property manager, rental agent, real estate agent, or legal representative of either party. The Liaison does not own, manage, or control any of the properties in their network.
This service is intended for extended stays of a minimum of 3 months.
2. Liaison Responsibilities
The Liaison agrees to:
- Give the Subscriber access to available properties in their network
- Collect and share introductory details provided by the Subscriber with relevant landlords
- Facilitate an introduction between the Subscriber and a suitable landlord
- Share available photos and/or video of the property
3. Subscriber Responsibilities
The Subscriber agrees to:
- Provide accurate and truthful information in the registration form and throughout the placement process
- Conduct their own due diligence on any property and landlord introduced by the Liaison before entering into a rental arrangement
- Communicate honestly and respectfully with landlords introduced through this service
- Pay all applicable fees as outlined in Section 4 of this agreement
- Manage their rental arrangement, rent payments, and all other aspects of their tenancy directly with the landlord
4. Fees
Registration Fee
Upon signing this agreement, the Subscriber agrees to pay a non-refundable registration fee of $20 USD. This fee is due upon signing and is payable regardless of whether a successful placement is made.
Finder's Fee
Upon entering into a rental arrangement with a landlord introduced by the Liaison, the Subscriber agrees to pay a one-time finder's fee of $75 USD. This fee is due upon successful placement and before moving into the property.
The finder's fee applies upon entering into any rental arrangement with a landlord introduced by the Liaison, regardless of whether the final arrangement is made directly between the Subscriber and the landlord or through the Liaison. If the Subscriber enters into a rental arrangement with an introduced landlord without notifying the Liaison, the finder's fee remains due and payable.
Optional Services
The following optional services are available at an additional cost:

Optional service fees are due at the time the service is requested and are non-refundable once the service has been rendered.
Payment of fees will be made through a method mutually agreed upon by both parties.
5. Limitation of Liability
The Liaison makes reasonable efforts to connect Subscribers with suitable landlords in their network but cannot guarantee the suitability, availability, or condition of any property. The Subscriber acknowledges that:
- The Liaison's role is limited strictly to making an introduction between both parties
- The Liaison does not warrant, guarantee, or make representations about the condition, safety, suitability, or accuracy of any property listing
- Photos and video shared by the Liaison are provided for general reference only and do not constitute a guarantee of the property's current condition at the time of move-in
- The final decision to enter into any rental arrangement rests solely with the Subscriber
- The responsibility for conducting any and all due diligence on properties and landlords rests solely with the Subscriber
- The Liaison is not responsible for any disputes, damages, losses, inconveniences, or accidents arising from the tenancy or the rental arrangement
6. Independent Parties
Nothing in this agreement creates a partnership, employment relationship, or agency arrangement between the Liaison and the Subscriber. Both parties operate independently, and the Liaison has no authority to enter into agreements on behalf of the Subscriber or any landlord.
7. Use of Information
Any information provided by the Subscriber through the registration form or otherwise will only be shared with landlords for the purpose of facilitating a placement. The Liaison will not share the Subscriber's personal information with any third party beyond this purpose.
8. Notification of Placement
The Subscriber agrees to notify the Liaison within 48 hours of entering into any rental arrangement with a landlord introduced through this service, regardless of whether the arrangement was finalised through the Liaison or directly between both parties. This includes any verbal or written agreement to rent. This notification allows the Liaison to maintain accurate records and process the finder's fee accordingly.
9. Agreement to Terms
By proceeding with this service, both parties confirm that they have read, understood, and agreed to the terms outlined in this agreement.
