    Please read through the application before starting. Due to the encryption security in place, the application cannot be saved to complete at a later time, therefore, please have all the information required available for completing the application in its entirety.

    Application Fee & Pre-Lease Deposit: All adult occupants 18 or older must complete an application and pay a $40.00 non-refundable application processing fee and $400.00 pre-lease deposit by credit card (MasterCard, Visa, Discover or American Express.)

    Document Uploads: After completing the application you will be required to upload images of documents. Please have the item(s) listed below ready to upload before proceeding with the application process:

    • Identification (State Issued Driver's License or Identification Card, Passport, United States Military ID or VISA issued by US Immigration) Please cover up the photo before taking a picture of your Identification for uploading.                                                                                                    
    • Your last two most recent paystubs or documents of additional income sources. If you will be relocating for employment in MN, please submit a copy of the offer letter from your future employer or letter of transfer from your current employer.

    Important: Identification and Income Document uploads must be clear and legible. Paystubs are preferred in a PDF format downloaded from your employer's online portal or payroll service provider. Any uploaded documents which are in any way unreadable will be required to be resubmitted or delivered to the Community Office within 24 hours of submission of the application to continue holding the home.

           Where the Applicant(s) are Approved:  We will notify you of the approval.   Notification of approval to one applicant is considered notice to all applicants. A written lease agreement will be sent via Docusign for electronic signature. The $400.00 pre-lease deposit will be applied as the security deposit for the townhome after the lease is signed by all parties.  

          Where The Applicant(s) Are Approved with Additional Requirements:  Additional security deposit may be required for approval.  If additional requirements are necessary, we will notify you (or one of you if there is more than one applicant) of the additional considerations required for approval.  The Applicant(s) will have 24 hours from the time of notification of the additional requirements to make a decision to accept the terms and proceed with the lease agreement or withdraw the application and receive a refund of the Pre-Lease Deposit. 

          Where The Applicant(s) Are Not Approved: If the application(s) are not accepted, the Pre-Lease Deposit will be refunded.
